Ans. It’s what buyers want to see, its where they are and its what they’re looking for right this very minute!Digital media is where today’s buyers and sellers connect and our job as Realtors® is to blend the new media tools with the traditional skills of our profession.
It’s simple, if you want to sell your home, or you want to buy a home, then it makes sense to hire a team of real estate professionals that connect buyers and sellers daily. You need real estate professionals that utilize current media services and home video tours, integrated with traditional prospecting and networking skills. This is what we mean when we say “Exceptional Service for Exceptional Lifestyles”.
It’s not enough to just put a sign in the yard and hope to sell the home, you need an agent that will find a buyer that will buy the home using all the tools at their disposal. Sounds like a no-brainer right? Unfortunately, not enough agents are able to utilize and implement the digital media that is at their disposal.
Because we work daily to connect buyers and sellers we know we must use the appropriate technology at the appropriate time. This is why we use real estate websites and individual property websites that include video links; our visitors are more likely to stay longer. You might say they are “sticky”, and the longer a user sticks on our website, the more likely we are to help a seller sell their home or a buyer find their dream home.
A recent study of home buyers titled, “The Digital House Hunt: Consumer and Market Trends in Real Estate”, published as ahttp://www.realtor.org/sites/default/files/Study-Digital-House-Hunt-2013-01.pdf, highlights the importance of being fluid with current media while maintaining some of the prospecting and networking skills of a traditional real estate professional.
In the study, we learn that, “Over 90% of home buyers searched online during their home buying process”. This is HUGE for sellers that want to gain maximum exposure. Seller’s need an agent that understands this and is willing to take the time to give the buyers what they want in a place they are looking. The study begins by noting, “Over the past decade, our world, and particularly the world of house hunters has become increasingly digital. Consumers are going online at a rapid pace to look for information to support their buying decisions. They watch “how-to” videos on YouTube, they read review sites, they look up specific brands on search engines, and even research on the go with their smartphones and tablets. Google calls this idea ZMOT, or the Zero Moment of Truth.”
NAR (National Association of Realtors®) has stated that only 3% of all agents use video to sell real estate…that’s 97% that do not! We love being part of the exceptional 3% that go the extra mile.
This is why our Buetergerds Team is in position to offer sellers a viable opportunity to connect with buyers both through the media of the moment, AND with traditional methods such as calling daily to connect with people (yes, we really do pick up our phones daily). We’re John and Anja Buetergerds, The Buetergerds Team at Keller Williams Realty and this is how we provide exceptional service for exceptional lifestyles.
One NAR study tells us that 73% of home sellers would choose an agent who uses video to sell their property over one who does not. Our buyers love our home video tours and we’re selling homes because we offer this exceptional service. Buyers love that we offer this and other services. Our buyers know that they can drive through a neighborhood when we are not with them and text the letters SRQ to the number 59559 and they will be able to see the listing information right on their mobile device.
In “The Digital House Hunt” it shows that 89% of new home shoppers use a mobile search engine at the onset of their house hunt. Of the buyers that use the Internet to find a home, 89% use an agent to buy a home. Just 3% of buyers used a home book magazine and only 6% used a print advertisement to find their home. So, having a good agent with an Internet presence and the skills to connect buyers and sellers through digital media is the smart choice.
A Question for Sellers:
If you were selling your home today, would you want your home to have the best digital photos and be seen 24 hours a day, with a video tour and your home syndicated everywhere it can be locally, nationally and internationally? Or would you prefer just via a yard sign and an unseen media print ad? You’d want your home to be where the buyers are, right? That’s where our Buetergerds Team of Keller Williams Realty Select is; we’re in front of buyers everyday, possibly right this very moment.
