Home Selling Tips For Your Lakewood Ranch Home
When selling Lakewood Ranch real estate, look at it from the eyes of a buyer
Are you considering selling your Lakewood Ranch home and are wondering what it takes to get it sold? There is so much to consider when selling Lakewood Ranch real estate: What is the condition? Are there any necessary repairs? How will the buyer see it? What is my home’s market value?
Look at your home from the eyes of a buyer
Step outside and look at your home from the curb, then slowly walk towards the front door. Take a moment and look around while you are outside. Take it all in and note the positives and negatives you see. Here is what a buyer will do when your home is listed on the market: If they like what they see online, they will first drive by. if they like what they see, they will call their Lakewood Ranch real estate agent, and schedule an appointment. When they arrive with their real estate agent, they will spend about 30 seconds in front of your door while their agent gets the key and opens the door. Make these seconds count! Be sure your door and entry is clean and inviting. The first impression is everything.
Once inside your home
Your home should be spotless! It should be clean (that includes the windows!) and have a pleasant smell. Have a friend or neighbor come in to tell you if there are any unpleasant odors. If there are, it is better to find out now instead of later when one showing turns into another and you just don’t get an offer.
The room that sells most homes is the kitchen. The kitchen needs to be a showcase of your home. Dirty dishes need to be put away and cleaned and there should be only few appliances on the counters. As with everywhere else in the house it is important that the kitchen is clean and spacious. If you have remodeling money to spend, do it in the kitchen!
The rest of the house
Needless to say that everything should be clean. If at all possible turn on all the lights prior to a showing so that your home looks and feels light and bright. Pets should be either removed or crated. Some buyers are afraid of dogs, some are allergic to cats, and yet others love all pets! Don’t let the buyer get distracted either way. You want to make sure they focus on your house and not on pets or other distractions.
Are you taking advantage and showcasing how spacious your home is?
Walk through your home and see how spacious it feels. You definitely want to declutter and depersonalize your home but you also want to take a critical look at how much furniture you have. Less is always more and if you can live without your favorite La-Z-Boy for a few weeks to make the living room more spacious, go for it!
So should you hire a stager?
That depends. If you have a good sense for style and are willing and able to invest the time it will take to bring your home to model home condition, go ahead and do it. However, sometimes it is a better idea to hire someone not familiar with your home and have him or her go through it and make suggestions. Using a stager doesn’t necessarily mean having to spend hundreds of dollars. It can be as simple as having someone go through and you follow right behind writing down suggestions about what needs to get done.
